All states in Australia have strict legislation relating to smoke alarms in residential rental properties. In all cases, a person who does not comply with the smoke alarm legislation is guilty of an offence carrying financial penalties. According to some insurance product disclosure statements, non-compliance to current smoke alarm legislation could result in rejection of claims or reductions in the insurance payout in the event of a claim.
It is your legal responsibility to ensure all State and Federal legislation associated with your investment property are complied with. The maintenance required is outside the expertise of property managers as it must be completed to rigorous standards.

Smoke Alarm Solutions offers different packages to suit your needs
Under this service, we will clean, test and maintain all smoke alarms in a property to ensure it meets current State and Federal legislation. Any alarm required to be installed or replaced in order to meet compliance, will be charged at an extra cost. We will provide a compliance report following this inspection as proof of our visit. Alarms if required for compliance are charged as per below:

Annual Service - Platinum
Our Platinum Annual Smoke Alarm Service includes all smoke alarm inspections required for compliance. If your smoke alarms are found to be faulty, expired, missing or damaged, or if you require any additional smoke alarms in order to comply with legislation, these will be replaced or installed free of charge. This is a comprehensive, no-more-to-pay service.
Annual Service - Ultimate (Only available in Queensland)
Our Ultimate Smoke Alarm Annual Service ensures compliance with the Building Fire Safety Regulation 2008. We will visit the property as often as required to ensure smoke alarms are compliant, including re-attendance for faulty alarms. We service, clean and test all smoke alarms, and we will ensure they meet AS3786:2014. We will replace or install 240 volt or 10 year lithium battery, retro-fitted, radio frequency, photoelectric, interconnected smoke alarms in bedrooms or hallways where required by this legislation from $169 per alarm. We also offer a five year warranty on any smoke alarm installed by our electrician or technician.
Sellers Compliance Package
In order to fulfil responsibilities prior to sale and to prevent potential penalties, qualified advice should be sought. Smoke Alarm Solutions offers a comprehensive Seller’s Compliance Package for only $99 that will assist in meeting your requirements as a Seller.
- Service, clean and test all smoke alarms installed in the property
- Replace any expired alarms for FREE, as required by legislation
- Install additional alarms for FREE, as required by legislation
- Replace 9 volt batteries
- Provide the Seller or Agent with a Compliance Certificate
- COMPLIMENTARY 3 month after-care package forbeeping smoke alarms.
