Definitions

A bedroom is a habitable room that:

  • is enclosed by a door, and
  • has a window or skylight, and
  • has walls that meet the ceiling, and
  • has a built in wardrobe, where the property has built-in wardrobes, and
  • excludes garages

State Based Current Requirements

QLD – Refer to the legislative requirements stipulated by the Queensland Fire and Emergency Services Act 1990; Building Fire Safety Regulation 2008; and the Electrical Safety Act 2002 to be in place from 1st January 2022 for rental properties and related electrical work (if applicable). Considerations around compliance of the smoke alarms at the Inspection Address are the types of smoke alarms and smoke alarm installations, build dates, including dates of significant renovations, and building classes.

VIC – Refers to the legislative requirements stipulated by the Victoria Building Act 1993; Residential Tenancies Act 1997; and the Electricity Safety Act 1998 applicable to existent smoke alarms and smoke alarm installations and related electrical work (if applicable).

SA – Refers to the legislative requirements stipulated by the South Australia Development Act 1993; Residential Tenancies Act 2010; and the Electricity Act 1996 applicable to existent smoke alarms and smoke alarm installations and related electrical work (if applicable).

NSW – Refers to the legislative requirements stipulated by Environmental Planning and Assessment Act 1979 (NSW); Residential Tenancies Act 2010 (NSW); the Strata Management Act 2015 (NSW); and the Gas and Electricity (Consumer Safety) Act 2017 (NSW)

Build date means the date reasonably estimated by a Smoke Alarm Solutions technician to be the date on which the building at the Inspection Build date means the date reasonably estimated by a Smoke Alarm Solutions technician to be the date on which the building at the Inspection Address was built.

Class 1a building means a single dwelling property being — (i) a detached house; or (ii) one or more attached dwellings, each being a building, separated by a fire-resisting wall, reasonably estimated by a Smoke Alarm Solutions technician as such.

Class 2 building means a property containing 2 or more sole-occupancy units each being a separate dwelling, reasonably estimated by a Smoke Alarm Solutions technician as such.

Onsite Quote Our technicians will provide onsite quotes when attending your property for a smoke alarm inspection or lease renewal. This provides a fixed price quote for all installation work to ensure your smoke alarms comply with 2022 new legislation. This will be provided automatically via email with your Compliance Report.

Compliance Report This is a smoke alarm compliance certificate. Our Smoke Alarm Compliance Reports certify compliance or non-compliance of the smoke alarms and smoke alarm installations at the enrolled property with the legislative requirements for smoke alarms and smoke alarm installations for the building classification of the building on the property in force on the inspection date in the State or Territory where the enrolled property is situated.

Landlord Authorisation Form This form is to authorise the works required to upgrade the smoke alarms and smoke alarm installations in property to meet the 2022 Queensland Smoke Alarm Legislation requirements.

Property No Longer Managed When a property is currently enrolled in one of our annual services by an agency and a new agency takes over.

Competitor Takeover Service We provide a Competitor Takeover Service whereby we will attend to a property that is enrolled with a competitor of ours immediately before the date of the Takeover, and we will service the property’s smoke alarms until the expiry date stated in the agreement between you and the competitor provider.

2022 Legislation Refers to the legislative requirements stipulated by the Queensland Fire and Emergency Services Act 1990; Building Fire Safety Regulation 2008; and the Electrical Safety Act 2002 to be in place by 1st January 2022 for rental properties and related electrical work (if applicable).

Rectification Report We offer a report which explains what is required to action (install, relocate or remove smoke alarms) to be compliant with the requirements of the relevant State or Territory legislation.
